Buying property in Bali and having a dream home built is something that many would like to do, but the process is a bit different compared to western countries.  This is because, under Indonesian law, foreigners can’t officially own land like they can in the western world.

However, there are still options.  If you’re interested in investing in Bali land, you can lend a Balinese owner the money, and he or she will pay the debts to you by giving you usage rights to the property.  He or she will also help maintain and manage your property if you wish. Obviously, if you choose to do this, you need to make sure you go through a reliable and trustworthy investment company.

This law was put into effect around fifty years ago, and many people want it changed.  So many people want to live there, or at least have their very own vacation home somewhere in the Bali mountains or on the beach.  Of course some want to invest in property and then rent it out to others for a nice income.  The price of luxury villas has gone up significantly, and is expected to do so even more in the future.  Clearly, this can be a nice investment opportunity, especially if you can rent the property out for a lot of money.

So how much will it cost you to invest in Bali property?  High quality villa properties with features such as gardens, new swimming pools, lovely yards, etc. start at around $375,000 and can go up to a couple of million.  Keep in mind that the most high quality villas in Bali are sold the moment the “for sale” sign goes up, and the ones that stay on the market for a long time are usually the cheaply made ones.  So be careful before you buy.  Don’t invest in a cheaply built villa or house.  Nobody will want to rent from you, and renovation will cost a lot.

Land itself can range from around $30 to $350 per square meter. It depends on the location, of course; land near popular tourist spots are in the middle price range, beach land is usually the most expensive, and land out, far away from everything tends to be the cheapest.

If you want to have an apartment complex built, you can expect to pay $250 at the very least per square meter.  This doesn’t include preparation and development cost, nor does it include electricity, water filters, landscaping, licenses, permits, and so forth.  If you want to go this route, you should consult with a legitimate organization to help you figure out the best areas to invest in.
